Laboratory Facility means the facility located within Licensee’s premises that shall be owned and operated by Licensee to house the Lab Equipment and perform Tissue Processing.

  • The Laboratory Facility Basic Annual Rent shall be adjusted as provided for in section 3.1 if the Lease term is extended as provided for in section 2.3.

  • Nothing contained in this Part IV shall be construed at any time so as to reduce the monthly installments of Basic Annual Rent and Laboratory Facility Basic Annual Rent payable hereunder below the amount set forth in Section 3.1 and 3.2, respectively, of this Lease.

  • If the Leased Premises shall be partially damaged by any casualty insured against under any insurance policy maintained through Landlord, Landlord shall, upon receipt of the insurance proceeds, repair the Leased Premises and until repair is complete the Basic Annual Rent, Laboratory Facility Basic Annual Rent and Additional Rent shall be abated proportionately as to that portion of the Leased Premises rendered untenantable.

  • All terms and conditions of the Lease during the extension terms shall remain the same, with the exception the new Basic Annual Rent and new Laboratory Facility Basic Annual Rent for each renewal period shall be adjusted as provided for in section 3.1 below.
