Ground Floor Space definition

Ground Floor Space means that portion of the ground floor level of the Building, as shown on Exhibit H annexed hereto and made a part hereof consisting of, for the purposes of this Lease, [***] usable square feet, which Exhibit H indicates thereon the path of travel to the Building lobby.
Ground Floor Space means the space in the Premises on the ground floor, with separate entrances, containing approximately <@> square feet that is intended to be used for commercial operations, academic purposes or both;

Examples of Ground Floor Space in a sentence

  • In the event that (i) if at any time during the term of the Lease Landlord completes such Lobby Relocation and constructs such Ground Floor Space, and (ii) Landlord desires to lease such Ground Floor Space for office use (as opposed to retail uses), Landlord hereby grants to the Original Tenant a one-time right of first offer· on such Ground Floor Space (as used herein, the “Ground Floor First Offer Space”).

  • Subject to the foregoing, Tenant shall not have any right of first offer on the Ground Floor Space in any transaction where Landlord elects, in its sole discretion, to lease the Ground Floor Space for retail uses.

  • Landlord covenants that it shall not accept any such offer nor lease the ROFR Ground Floor Space to any third party until it has complied with the terms hereof.

  • Upon the occurrence of any of the foregoing events, Tenant shall be deemed to have forever waived its rights with respect to all of the ROFR Ground Floor Space, and Tenant’s rights hereunder shall thereafter automatically be deemed null and void and of no further force and effect.

  • Notwithstanding anything to the contrary in this Section 9, Tenant acknowledges that in the event any other tenant of the Building or the Project with a prior right to lease the ROFR Ground Floor Space elects to exercise its right to lease the ROFR Ground Floor Space, Tenant’s rights set forth in this Section 9 shall be of no force or effect with respect to the ROFR Ground Floor Space.

  • Tenant shall have the right, at Tenant’s option and within five (5) business days after receipt of such notice from Landlord, to exercise its right hereunder to lease the ROFR Ground Floor Space at the rent and upon the terms contained in such offer, in which event Landlord shall lease the ROFR Ground Floor Space to Tenant at said rent and upon said terms.

  • Subject to the provisions of Section 5.09 hereof, the Ground Floor Space shall be used for a bicycle and scooter storage area (including, without limitation, the storage of non-motorized bicycles, electric bicycles and motorized scooters (but expressly excluding vespas and motorcycles)) for Tenant’s Permitted Bikers.

  • In the event Landlord has not delivered the Ground Floor Space in the condition required hereunder within two (2) months of the date specified in the applicable Offer as the date for delivery of the same, Tenant shall have the right to withdraw its Ground Floor Space Notice and the Ground Floor Space Notice shall be void and of no further force and effect.

  • Tenant shall pay Tenant’s Proportionate Share of increases of Operating Costs over the calendar year 2017, which is 0.5% (as to the Ground Floor Space only).

  • The parties acknowledge that the current tenant of the New Ground Floor Space is subject to a lease which does not expire until December 31, 2016.
