Gemini Lease definition
Gemini Lease means, with respect to the Individual Property located in Parsippany, New Jersey, that certain lease dated July 7, 2000, between ▇▇▇▇▇ Operating Partnership, L.P., as landlord, and Exodus Communications, Inc., as tenant, as amended and assigned prior to the date hereof.
Gemini Lease means that certain Lease Agreement dated July 6, 2000 between Seller, as landlord, and Gemini Technology Services, Inc. (successor by assignment to the original tenant named therein, Exodus Communications, Inc.), as tenant, relating to certain space in the Building, as clarified by that certain letter dated April 30, 2001 from Seller to Exodus Communications, Inc. relating to operation of generators, and as amended by that certain First Amendment to Lease Agreement dated January 17, 2002 between Seller, Exodus Communications, Inc. and Gemini Technology Services, Inc.

The parties agree that Subtenant shall have no obligation to pay Sublease Base Rent or Additional Rent prior to the expiration of Subtenant’s Gemini Lease on March 31, 2024.
Upon approval of such calculation by Sublandlord, Subtenant shall remit to Sublandlord fifty percent (50%) of any Gemini Savings already obtained by Subtenant in equal monthly payments over the length of the term of the Subtenant’s Gemini Lease (which expires March 31, 2024) (the “Gemini Lease Term”) and shall thereafter remit any additional Gemini Savings that Subtenant obtains during the Sublease Term in equal monthly payments over the remaining length of the Gemini Lease Term.
