Landlord's Work shall be substantially completed, excepting Punchlist Items (as hereinafter defined), and possession of the completed Premises shall be delivered to Tenant for the commencement of Tenant's Work within the Construction Period, delays due to Force Majure.

Borrower will maintain, keep and preserve all of its properties in reasonably good repair, working order and condition and from time to time make all necessary repairs, renewals, replacements, betterments and improvements thereto, so that the business carried on in connection therewith may be conducted at all times; provided, however, in the event that any Force Majure occurs, Borrower shall have ninety (90) days to comply with th▇▇ ▇▇▇tion 6.9.
