Upon Delivery to Tenant of the First Floor Premises (the date on which such Delivery occurs shall be the “First Floor Delivery Date”), Landlord’s Work in the First Floor Premises shall be Substantially Completed and the parking structure serving the Project in the location shown on Exhibit B will be substantially complete and available for Tenant’s use.
Landlord will insure (or cause the applicable contractor(s) to insure) the Landlord’s Work with respect to the Second Floor Premises until the Second Floor Delivery Date and any damage to Landlord’s Work in the Second Floor Premises prior to such date shall be repaired by Landlord.

Outside Contractor shall be provided complete access to the Premises 24 hours per day, 7 days per week, beginning on the Landlord Floor Delivery Date.
