Flat Rent definition

Flat Rent means PCHA’s determination of the amount of rent based upon the market value of the dwelling.
Flat Rent. This is based on the PHA-determined Flat Rent for a particular unit. A Tenant who has selected “Flat Rent” may request a change to “Income-based Rent” if circumstances occur creating a hardship that would be alleviated by reducing the rent. If the “flat rent” is selected, the PHA does not pay any utility reimbursement. A Tenant whose rent is changed from Flat Rent to Income-based would then remain under the Income-based calculation until the next Annual Review. The Tenant may also change rent calculation methods in connection with ▇▇▇▇▇▇’s annual recertification. A Tenant who is paying the $ 50.00 Minimum Rent and becomes unable to do so may ask that the rent be suspended because of a recognized hardship. The rental charge includes minimum water, sewage disposal, and garbage collection. If PHA is to supply heat or hot water per the current Schedule of Utilities, PHA will do so as specified by law. PHA will not, however, be liable for failing to supply any of the above services for any cause outside its control. PHA’s responsibilities are further outlined in Section 9 of this Dwelling Lease. Tenant is responsible for supplying heat; Tenant must do so as to prevent damage to the premises. If, for any reason, Tenant cannot maintain sufficient heat, Tenant must immediately notify PHA. Tenant shall pay for any damages to the unit resulting from ▇▇▇▇▇▇’s failure to maintain sufficient heat or to notify PHA of the lack of sufficient heat where due to reasons beyond Tenant’s control. Tenant rent is based on the Authority-determined “Flat Rent” for this unit. Tenant rent is based on the “income” and other supportive documentation reported by the Tenant (Total Tenant Payment (TTP) - 30% of Tenant’s monthly adjusted income).
Flat Rent. The flat rent amount is determined by the Landlord for the Unit.

Examples of Flat Rent in a sentence

  • Tenants paying Flat Rent shall have their incomes reexamined every three years.

  • The monthly rental thereafter shall be the amount referenced in Section 1 herein based on the Resident election of Flat Rent or Income Based Rent.

  • If the Flat Rent is chosen, the family will be recertified every three years.

  • When the Housing Authority makes any change in the amount of Total Tenant Payment or Tenant Rent, or in the Flat Rent for the public housing dwelling unit, the Housing Authority shall give 30 day written notice to Tenant.

  • Tenants paying Flat Rent shall have their incomes reexamined every three years at the annual recertification.

  • To the extent permitted by law, in the event any sale hereunder is not completed or is defective in the opinion of Trustee or Lender, such sale shall not exhaust the power of sale hereunder, and Lender shall have the right to cause a subsequent sale or sales.

  • At any time during the rental period, at least once a year for all Tenants, PHA will make a re-determination of rent, unless the family has opted to pay a Flat Rent.

  • Income Based or Flat Rent of $0.00 per month, less the utility allowance (if applicable) of $ equals Tenant Payment per month of $0.00.

  • Each year, at the time of the Annual Recertification, the family has the option of selecting HACE’s established Flat Rent or having their rent based on the amount of their income (Income-Based Rent).

  • If the Tenant has not elected a Flat Rent, the Tenant is obligated to report any changes in income or family composition within ten (10) business days of such change.

Flat Rent. Rent is based on the Housing Authority- determined Flat Rent for this unit. If the Tenant has selected the “Flat Rent” option, they may request a re-examination and change to the “Income-based Rent” at any time the family’s income has decreased, or on-going expenses (such as child care or medical costs) have increased or any other circumstances occur creating a hardship for the family that would be alleviated by a change in rent. A Tenant requesting a rent change under such circumstances would remain under the Income-based calculation method until the time of their next Annual Review. The Tenant may change rent calculation methods at their annual recertification. If a Tenant is paying the Minimum rent and their circumstances change creating an inability to pay the rent, the Tenant may request suspension of the minimum rent because of a recognized hardship as outlined in the Admissions and Occupancy policy.

Related to Flat Rent

  • Basic Rent means the rent payable for the Aircraft pursuant to Section 3.2.1(a) of the Lease.

  • Base Rent Period Annual Rate Per Square Foot Monthly Base Rent

  • Net Rent means all rental Landlord actually receives from any reletting of all or any part of the Premises, less any indebtedness from Tenant to Landlord other than Rent (which indebtedness is paid first to Landlord) and less the Re-entry Costs (which costs are paid second to Landlord).

  • Fixed Rent shall have the meaning set forth in Section 1.1 hereof.
