Escalation Quotient definition

Escalation Quotient means, for any calendar year, the quotient of the CPI as of June 30 of the current calendar year divided by the CPI as of June 30, 2005. For purposes of this definition, “CPI” means the Consumer Price Index for All Urban Consumers (CPI–U), U.S. City Average, seasonally adjusted, as published by the United States Department of Labor, or, if such index is no longer published or the method of computation thereof has been modified to yield a materially different result, a substitute index acceptable to OWNER and UBEM.
