Eleventh Floor. Premises: July 1, 2012, subject to extension on a day for day basis for each day of Landlord Delay or Access Delay with respect to the Eleventh Floor Premises Twelfth Floor Premises: May 1, 2012, subject to extension on a day for day basis for each day of Landlord Delay or Access Delay with respect to the Twelfth Floor Premises Thirteenth Floor Premises: January 1, 2012, subject to extension on a day for day basis for each day of Landlord Delay or Access Delay with respect to the Thirteenth Floor Premises Storage Space: January 1, 2012 EXPIRATION DATE June 30, 2022, as such date might be extended or sooner terminated as provided in this Lease TERM The period that begins on the Commencement Date and, unless this Lease is sooner terminated, ends on the Expiration Date PERMITTED USES Executive and general offices and uses accessory or incidental thereto BASE YEAR Calendar year 2011 TENANT’S PROPORTIONATE SHARE The percentage equal to a fraction, the numerator of which is the Area of the Premises and the denominator of which is the Area of the Building If Landlord does not timely deliver the Swap Notice to Tenant under Section 2.1(b), Tenant’s Proportionate Share for the initial Premises shall be 19.720203%, subject to adjustment as set forth in Section 2.4 If Landlord timely delivers the Swap Notice to Tenant under Section 2.1(b), Tenant’s Proportionate Share for the initial Premises shall be 19.79214%, subject to adjustment as set forth in Section 2.4 AREA OF THE BUILDING 357,258 rentable square feet, subject to adjustment as set forth in Section 2.4

Examples of Eleventh Floor in a sentence

  • Tenant shall have no obligation to pay Operating Expenses for the Expansion Premises beginning (a) for the Tenth Floor Expansion Premises, on the Tenth Floor Expansion Commencement Date and (b) for the Eleventh Floor Expansion Premises, on the Eleventh Floor Expansion Premises Commencement Date and continuing in each case for twelve full calendar months after the applicable Expansion Premises Commencement Date.

  • Concurrent with Tenant’s execution and delivery to Landlord of this Third Amendment, Tenant shall pay to Landlord the Fixed Monthly Rent due for the Expansion Premises alone for the first month of the lease of each of the Tenth Floor Expansion Premises and the Eleventh Floor Expansion Premises (i.e., a total of $[***]).

  • The anticipated date for the Tenth Floor Expansion Premises Delivery Date is September 2, 2014, and the anticipated date for the Eleventh Floor Expansion Premises Delivery Date is November 3, 2014.

  • The date that is the earlier to occur of the Tenth Floor Expansion Premises Commencement Date, or the Eleventh Floor Expansion Premises Commencement Date, is defined herein as the “Initial Expansion Premises Commencement Date”.

  • The percentage of increase in the Real Estate Taxes and the percentage of increase in the Operating Costs over the base year allocable to the Eleventh Floor Initial Space will be 3.87%.

  • As used in this Third Amendment, the term “Expansion Premises” shall mean, collectively, the Tenth Floor Expansion Premises and the Eleventh Floor Expansion Premises.

  • With respect to the Eleventh Floor Initial Space only, Paragraphs 3(b) and 3(c) of the Lease is hereby amended to provide that the Real Estate Taxes and Base Operating Charges for the Eleventh Floor Initial Space shall be based on the calendar year 2000.

  • As of the Eleventh Floor Expansion Premises Commencement Date, the definition of “Premises” in the Lease shall be revised to include the Existing Premises and the Eleventh Floor Expansion Premises (and, if applicable, the Tenth Floor Expansion Premises) for all purposes under the Lease, and the Usable Area, Rentable Area and Tenant Share contained therein (and set forth in Section 3 above) shall be deemed to comprise the Premises.

  • The Tenth Floor Expansion Premises Commencement Date and the Eleventh Floor Expansion Premises Commencement Date shall be defined as set forth below in this Section 5 (sometimes referred to individually as an “Expansion Premises Commencement Date”, and collectively as the “Expansion Premises Commencement Dates”).

  • As of the Tenth Floor Expansion Premises Commencement Date, the definition of “Premises” in the Lease shall be revised to include the Existing Premises and the Tenth Floor Expansion Premises (and the Eleventh Floor Expansion Premises, if applicable) for all purposes under the Lease, and the Usable Area, Rentable Area and Tenant Share contained therein (and set forth in Section 3 above) shall be deemed to comprise the Premises.

  • Ground floor means a floor of a building with a building entrance on an accessible route. A building may have more than one ground floor.

  • SOFR Floor means a rate of interest per annum equal to zero basis points (0.00%).

  • Floor means a rate of interest equal to 0.00%.

  • OC Floor An amount equal to 0.50% of the Pool Balance as of the Cut-Off Date.

  • Wood floor wax means wax-based products for use solely on wood floors.
