Elevator Maintenance definition

Elevator Maintenance. All expenses for or on account of the upkeep and maintenance of all elevators in the Building.
Elevator Maintenance means the lubrication, inspection, testing and replacement of controls, hoistway and car parts;
Elevator Maintenance means Preventive Maintenance and Corrective Maintenance services provided by Vendor under this Contract.

Elevator Maintenance means the lubrication, inspection hoistway and car parts;
Elevator Maintenance. All expenses for or on account of the upkeep and maintenance of all elevators in the Building. Electricity: The cost of all electric current for the operation of any machine, appliance or device used for the operation of the premises and the Building, including the cost of electric current for the elevators, lights, air conditioning and heating but not including electric current which is paid for directly to the utility by any user/tenant in the Building or for which any user/tenant pays a separate charge for electric consumption. (If and so long as Tenant is billed directly by the electric utility for its own consumption as determined by its separate meter, or if Tenant pays the Electricity Rent, then Operating Costs shall include only Building and public area electric current consumption and not any demised premises electric current consumption. Wherever separate metering is unlawful, prohibited by utility company regulation or tariff or is otherwise impracticable, relevant consumption figures for the purposes of this Article 9 shall be determined by fair and reasonable allocations and engineering estimates made by Landlord. Furthermore, if and to the extent that the Operating-Cost-in-the-Base-Year figure shall include any component representing the cost to the Landlord of electric current supplied to any tenant's premises under so-called "rent- inclusion" lease arrangements, then if such cost is eliminated from Operating Costs in an Operating Year in accordance with the foregoing provisions, the Figure for Operating Costs in the Base Year for the purposes of this Article 9 shall likewise be reduced by the amount for such cost component.)

Related to Elevator Maintenance

  • Generator Maintenance Outage means the scheduled removal from service, in whole or in part, of a generating unit in order to perform necessary repairs on specific components of the facility, if removal of the facility meets the guidelines specified in the PJM Manuals.

  • Routine maintenance means actions performed on a regular or controllable basis or in response to uncontrollable events upon a highway, road, street, or bridge. Routine maintenance includes, but is not limited to, 1 or more of the following:

  • Major maintenance means the adjustment, repair or replacement of a component or module that could affect the accuracy of a measurement.

  • Elevator means any hoisting or lowering device to connect floors or landings, whether or not in service, and all appliances pertaining to the elevator, including any car, platform, shaft, hoistway, stairway, runway, power equipment and machinery; THIS DOES NOT INCLUDE: a. an automobile servicing hoist; b. a hoist without a platform outside a building if without mechanical power or if it is not attached to building walls; c. a hod or material hoist used in alteration, construction or demolition operations; d. an inclined conveyor used exclusively for carrying property; or e. a dumbwaiter used exclusively for carrying property and having a compartment height not exceeding four feet.

  • Planned Maintenance means any Maintenance BT has planned to do in advance.
