If Buyer timely delivers the Demolition Notice to Seller and Seller fails to complete its Salvage Activities by the Demolition Date, Seller will be deemed to have waived its rights to conduct the Salvage Activities as of the Demolition Date and shall immediately vacate the Property to allow Buyer to commence its demolition.
Buyer shall provide to Seller advance notice (the “Demolition Notice”) of ▇▇▇▇▇’s anticipated demolition date (the “Demolition Date”) no fewer than sixty (60) days prior to the Demolition Date.

The Tenant shall remove any of its fixtures, fittings, chattels, equipment and any other items (Tenant’s Items) from the Redundant Buildings prior to the Demolition Date.
Notwithstanding the foregoing, the Landlord may alternatively elect in its sole discretion to take possession of any items owned by the Tenant remaining in the Redundant Buildings following the Demolition Date following which such items shall automatically vest in the Landlord without any need for further documentation, or payment of any consideration or compensation to the Tenant.
