Demised Space definition

Demised Space means the portion of the Property in which a Subtenant has an interest pursuant to a Sublease, including, without limitation, any portion of the Lobby Sublease Space.
Demised Space means a License Area that is physically segregated by walls or partitions for the purpose of Licensee’s sole and exclusive occupancy. “Pass-Through Space” shall mean a License Area that Licensor has specifically procured on behalf of Licensee to be occupied or used entirely by Licensee. “Special Commingled Space” shall mean a License Area that is occupied by both Licensor and Licensee and is agreed upon by the Parties to be “Special Commingled Space” either in Appendix B or in a Leasing Memorandum, which for this type of space must be executed prior to Licensor making any new or additional commitments to third parties with respect to such space. “Specialty Space” shall mean a License Area that (i) requires a special agreement because the space will not be used for normal office seats but rather for special purpose uses, such as labs, conference rooms, or customer briefing centers or (ii) is for office space that has in excess of 100 seats, which will require its own lease or sublease. The Parties can agree in a Leasing Memorandum to different terms governing a License Area than as contemplated by Section 2 and Section 3 hereof, and such Leasing Memorandum terms will prevail in the event of a conflict.
Demised Space means the portion of the New Building in which a Subtenant has an interest pursuant to a Sublease, including, without limitation, any portion of the Roof Top Garden Space or the Lobby Sublease Space.

Examples of Demised Space in a sentence

  • Within a reasonable period after the completion of the initial build out in respect of Demised Space constituting one hundred percent (100%) of the Square Feet to be occupied in the New Building, Tenant shall with reasonable diligence obtain (or cause to be obtained) a permanent certificate of occupancy for the New Building.

  • Within a reasonable period after the completion of the initial build out in respect of Demised Space and the Common Elements constituting one hundred percent (100%) of the Square Feet to be occupied in the Demised Space and the Common Elements, Tenant shall with reasonable diligence obtain a permanent certificate of occupancy for the Demised Premises and the Common Elements.

  • Tenant shall obtain and maintain, or cause the Subtenants to obtain and maintain, any and all permits required in connection with the operation of all portions of the Demised Premises, the Common Elements and each Demised Space.

  • All fixtures, all electrical items and all paneling, partitions, railings and like installations ​ installed in the Demised Space at any time, either by Tenant or by Landlord on Tenant’s behalf, shall become the property of Landlord and shall remain upon and be surrendered with the Demised Space unless Landlord, by notice to Tenant no later than thirty (30) days prior to the Lease Termination Date, requires their removal, in which event the same shall be removed from the Demised Space by Tenant forthwith.

  • In exercising any rights of entry to the Demised Space (whether pursuant to this Section or any other provision of this Lease), Landlord shall not interfere with or disrupt the normal operation of Tenant’s business.

  • After execution of this lease and so long as Tenant is not in default under the terms of either this lease or the terms of the Tenant's existing lease with Landlord, Tenant shall have the right to enter the portion of the Demised Space on the basement level and to use and occupy same (the "Early Occupancy").

  • Tenant shall be responsible for any damage caused to the Demised Space or the Building by the erection or maintenance on or in the Demised Space or Building or surrounding property of said signs, and any damage so caused shall be repaired forthwith at Tenant’s sole cost and expense.

  • On the Lease Termination Date, Tenant shall deliver the Demised Space to Landlord free of all of Tenant’s furniture, equipment and personal property in materially the same condition that Tenant received the Demised Space, reasonable wear and tear excepted.

  • Tenant agrees to accept the Demised Space in its "AS IS CONDITION WITH ALL FAULTS".

  • Tenant shall have the right, with the prior written consent of Landlord, to erect, at the main entrance to the Demised Space, a sign to identify the name of its business.
