Core Compliance Work definition
Core Compliance Work means the following for which Landlord shall be responsible at no cost or expense to Tenant: modifications to the fire sprinkler systems on the floors on which the Premises and Expansion Space A are located if and to the extent that such upgrades are required by the City of San Jose ▇▇▇ necessary to comply with Law, as applicable and as interpreted at the time of execution of this Lease.

Landlord, through its contractor, shall complete the construction of the Tenant Improvements and Core Compliance Work in a good and workmanlike manner, up to a maximum cost to Landlord ("Landlord's Maximum Contribution") of (a) Three Hundred Sixteen Thousand Nine Hundred Fourteen Dollars ($316,914.00) (the "Basic Contribution") plus (b) the cost of the Core Compliance Work ("Compliance Contribution").
Landlord shall perform the Landlord Work pursuant to the Workletter after the Commencement Date, provided however, at Landlord's option, but without any obligation to do so, Landlord may commence any Landlord Work to be done in the Premises, including any Core Compliance Work, before the Commencement Date.
