Contiguous Space definition

Contiguous Space means 5,000 square feet of space which is contiguous to the Demised Premises (i.e., space on the same floor or the floor directly above the Demised Premises) not subject to either any renewal, extension, expansion or additional space option held by any third party.
Contiguous Space means and refer to 4600 square feet of rentable space in the Building designated as the "Technology Management 4600 SF" contiguous to the Premises as shown as Exhibit "B" attached hereto. As long as ----------- (1) Tenant has fully and faithfully performed all the terms, conditions and covenants of this Lease on its part to be performed; (2) the Contiguous Space becomes available for lease during the Term, Landlord shall first notify Tenant that the Contiguous Space is available by giving Tenant written notice ("Availability Notice") specifying the date of availability of such Contiguous Space and sending Tenant an addendum to the Lease whereby Tenant shall lease this Contiguous Space. Within ten (10) calendar days of Tenant's receipt of the Availability Notice, Tenant shall execute and deliver to Landlord the addendum to the Lease whereby Tenant shall lease the Contiguous Space for a term to be the same as the remaining initial Term of this Lease.
Contiguous Space is defined in the Preliminary Statement to this Agreement.

Examples of Contiguous Space in a sentence

  • Tenant must accept either the entire Proposed Lease Space or the entire 10,000 square feet of Contiguous Space at any one time if it desires to accept any such space and may not exercise its right with respect to less than the 10,000 square feet of Contiguous Space.

  • Landlord shall construct sheet rocked primed, spackled, and final coated demising walls as necessary and provide heat to the Contiguous Space or Proposed Lease Space, otherwise the Contiguous Space or Proposed Lease Space shall be delivered to Tenant in its “as-is” condition.

  • If Tenant fails to provide Landlord with Tenant’s Notice within the fourteen (14) day period described above, Landlord thereafter shall have the right to lease the Proposed Lease Space and/or the Contiguous Space to the Proposed Tenant or any other tenant on any terms Landlord deems appropriate.

  • In the event that Tenant elects not to lease any Contiguous Space, Landlord may lease such space to a third party on the same terms and conditions as those contained in the offer to Tenant.

  • If Landlord desires to lease the Contiguous Space on terms and/or conditions different from those contained in the offer, Landlord will first offer the Contiguous Space on such different terms and/or conditions to Tenant and Tenant will then have fifteen (15) business days within which to elect to lease such Contiguous Space.

  • The lease term of the Contiguous Space shall be co-terminus with the lease term for the Premises.

  • Where Tenant elects in conformance with the Lease to require Landlord to perform the Tenant Improvements within the Contiguous Space or Expansion Space, then this Work Letter shall be applicable to the performance of the same, except that Landlord shall generate a new Project Schedule for Tenant’s approval.

  • The lease of the Contiguous Space shall otherwise be on the same terms and conditions as set forth in this Lease.

  • Tenant will have thirty (30) business days within which to elect to lease any Contiguous Space at terms and conditions no different from those contained in such offer.

  • Upon Landlord’s receipt of Tenant’s notice, Tenant’s obligation to lease the Contiguous Space shall terminate and be of no further force or effect.


More Definitions of Contiguous Space

Contiguous Space. Upon written receipt from LANDLORD of the Terms and Conditions offered to a third party to lease all or a portion of such Contiguous Space, TENANT shall have five (5) business days upon which to accept such terms and conditions to lease said space.

Related to Contiguous Space

  • contiguous zone means the entire zone established by the United States under Article 24 of the Convention on the Territorial Sea and the Contiguous Zone (37 FR 11906 June 15, 1972).

  • Leased space means the individual storage space at the self-service facility which is rented to an occupant pursuant to a rental agreement.

  • Subleased Premises means all that portion of the Leased Premises referred to as airport lot as outlined on the site diagram attached as Schedule "A" to this Sublease; and

  • Expansion Space means any space in the Building which, at any time during the Lease Term, is occupied by a Person other than Landlord under a written lease with Landlord, and the term “Tenant’s Expansion Space” means Expansion Space which Tenant has elected to lease as provided in this paragraph. Landlord agrees to notify Tenant promptly after Landlord learns that any Expansion Space is or will become available. Subject to the prior rights of other tenants to whom Landlord has granted substantially similar rights, Tenant has the option to lease any Expansion Space which Landlord notifies Tenant is or will become available. If Tenant gives Landlord notice of its exercise of this option within thirty (30) days after notification from Landlord of the availability of the Expansion Space and if no Event of Default exists when Tenant’s notice is given, this Lease will be deemed to be amended to include Tenant’s Expansion Space as part of the Premises for the remainder of the Lease Term upon all of the same terms contained in this Lease except that (i) the Rentable Area of the Premises will be amended to include Tenant’s Expansion Space; (ii) Tenant’s Share will be increased to include the rentable area of Tenant’s Expansion Space; (iii) the Term Commencement Date with respect to Tenant’s Expansion Space will be the earlier of sixty (60) days after the date on which Tenant’s Expansion Space becomes vacant and ready for occupancy (provided that date is at least sixty (60) days after Tenant exercises its option to lease the Expansion Space), or the date on which the Expansion Space is first occupied by Tenant; (iv) if Tenant’s Expansion Space contains a rentable area of 10,000 square feet or more, and if there are less than three (3) Lease Years remaining in the Lease Term, the Lease Term will be extended to include three (3) full years from the Term Commencement Date with respect to Tenant’s Expansion Space; and (v) subject to adjustment during each Fixed Rental Period as provided in Exhibit E, Basic Rent for each year of the remaining Lease Term (as it may be extended) will be the greater of (a) the Basic Rent last paid by the Person most recently occupying Tenant’s Expansion Space or (b) Market Rent determined as provided in the Rent Rider attached as Exhibit E. If Tenant exercises this option, Tenant’s Expansion Space will be leased to Tenant in its “as is” condition and Tenant will, at its expense and in compliance with the provisions of Section 7.06, design and construct all Improvements desired by Tenant for its use and occupancy. Landlord and Tenant agree to execute such amendments to this Lease and other instruments as either of them considers necessary or desirable to reflect Tenant’s exercise of this option.

  • Storage Space means a space where goods of non-hazardous nature are stored and includes cold storage and banking safe vaults;
