cold dark shell means the physical structure of the Facility less any sporting equipment, lighting, turf, sport-specific flooring, weightlifting and training equipment, retail inventory, computers and other electronic equipment, desks, chairs, branded signage or assets, sponsored items, and any other removable fixtures and equipment. In the event of a reversion, Buyer reserves the right to remove all improvements to the Facility, including without limitation all furniture, fixtures and equipment, as well as any other improvements that may be removed without causing material harm to the Facility in such condition.

  • Cold Weather Alert means the notice that PJM provides to PJM Members, Transmission Owners, resource owners and operators, customers, and regulators to prepare personnel and facilities for expected extreme cold weather conditions.
