Chilled Water Riser definition
Chilled Water Riser. Landlord shall provide a chilled water riser which can be accessed by Tenant for specialized cooling or air conditioning needs (e.g., for a computer room) on each of the floors of the Leased Premises; provided, however, Tenant, at its sole cost, shall be responsible for the installation, operation and maintenance of such cooling or air conditioning systems from the point of departure from such chilled water riser, and, provided further, that the total Rentable Area receiving the benefit of such specialized cooling or air conditioning shall not exceed 400 square feet.
