’Certain Rent means, subject to Clause 3.5 hereof, the sum of TWENTY FIVE THOUSAND POUNDS (£25,000) STERLING exclusive of VAT per annum payable in the manner set out in Clause 3 hereof, with effect from the Rent Payment Date;
