Car Park Common Areas definition

Car Park Common Areas means, after execution of a Sub-Deed in respect of the Car Park, the whole of the Car Park except all the Car Parking Spaces (as defined in the Deed of Mutual Covenants) which, for the purposes of identification only, will be shown on the Basement Floor Plan and the Ground Floor Plan (certified as to their accuracy by or on behalf of the Authorized Person) annexed to the Sub-Deed in respect of the Car Park. For the avoidance of doubt, if :-
Car Park Common Areas means all those parts of the Car Park (excluding the Parking Spaces) intended for the common use and benefit of the Owners of the Parking Spaces as a whole (and not just any particular Residential Parking Space or Motor Cycle Parking Space) which are subject to the provisions of this Deed to be used by each Owner and Occupier of the Residential Parking Spaces and Motor Cycle Parking Spaces and each user of the Visitors’ Parking Spaces in common with all other Owners and Occupiers of such Residential Parking Spaces and Motor Cycle Parking Spaces and users of the Visitors’ Parking Spaces, including but not limited to, the driveway on the basement floor, the manoeuvring area and passages therein, the carpark exhaust fan room, the exhaust air fan room and such additional areas of the Estate as may at any time be designated as Car Park Common Areas by the First Owner subject to the approval by a resolution of Owners at an Owners’ meeting convened in accordance with the provisions of this Deed, which Car Park Common Areas are for the purpose of identification shown coloured yellow on the Common Areas Plan (Basement Floor) and Common Areas Plan (Ground Floor) annexed to this Deed and marked Plan Nos. 1 and 2 and the accuracy of such plans is certified by the Authorized Person. "Car Park Common Areas and Facilities" means collectively the Car Park Common Areas and the Car Park Common Facilities.
Car Park Common Areas mean any areas of the Car Park designed or intended for the common use and benefit of the Owners of the Car Parking Spaces and to be identified in any Sub-Deed of Mutual Covenant in respect of the Car Park.

More Definitions of Car Park Common Areas

Car Park Common Areas means all those areas or parts of the Land and the Development, the right to the use of which is designated by the First Owner in accordance with the provisions of this Deed for the common use and benefit of the Owners and occupiers of Car Parks and which is not otherwise specifically assigned and which include, without limiting the generality of the foregoing:- (a) driveway (excluding that forming part of the Development Common Areas), car lift machine room, EV CHARGER CABINET (Electric Vehicle Charger Cabinet) and protected lobby(ies);
Car Park Common Areas means those parts of the Car Park (excluding the Parking Spaces) intended for the common use and benefit of the Car Park as a whole and not just any particular Parking Space which are subject to the provisions of this Deed to be used by each Owner, Occupier and user of the Parking Spaces in common with all other Owners, Occupiers and user of the Parking Spaces and includes but not limited to the car lift machine room and driveways. The Car Park Common Areas are for identification purpose only shown and coloured indigo on Plan Nos.DMC-01 to DMC-04 annexed to this Deed, the accuracy of which is certified by or on behalf of the Authorized Person. "Car Park Common Areas and Facilities" means collectively the Car Park Common Areas and the Car Park Common Facilities.
Car Park Common Areas means all those areas of the Car Park intended for the common use and benefit of (i) the Car Park as a whole and not just any particular Residential Car Parking Space or Residential Motor Cycle Car Parking Space which are subject to the provisions of this Deed to be used by each Owner, Occupier and user of the Residential Car Parking Spaces or Residential Motor Cycle Car Parking Spaces, and (ii) the users of the Visitors Car Parking Spaces subject to the provisions of this Deed, in common with all other Owners, Occupiers and users of such Residential Car Parking Spaces or Residential Motor Cycle Car Parking Spaces, which are for identification purpose only shown and coloured green on the Plans and the accuracy of which is certified by or on behalf of the Authorized Person BUT (for the avoidance of doubt) excluding the Estate Common Areas and the Residential Common Areas PROVIDED THAT, where appropriate, if (i) any parts of the Estate covered by paragraph (a) of the definition ofcommon partsset out in section 2 of the Ordinance and/or (ii) any parts specified in Schedule 1 to the Ordinance and included under paragraph (b) of the definition of “common parts” set out in section 2 of the Ordinance, shall also be covered by the provisions hereinbefore provided, such parts shall be deemed to have been included as, and shall form part of, the Car Park Common Areas. "Car Park Common Areas and Facilities" means collectively the Car Park Common Areas and the Car Park Common Facilities.
Car Park Common Areas. All those areas or parts of the Land and the Development the right to the use of which is designated by the Registered Owner in accordance with the provisions of this Deed for the common use and benefit of the Owners and occupiers of all the Car Parks and which is not otherwise specifically assigned and which include, without limiting the generality of the foregoing, driveways, passages (which, for the avoidance of doubt, include the Car Park stairways), cleaner’s room for car park, fan rooms (excluding those forming part of the Development Common Areas or the Residential Common Areas), switch rooms (which, for the avoidance of doubt, include the EV switch room)and Exhaust Air Duct for Carpark. For the purpose of identification, the Car Park Common Areas are shown coloured indigo on the B/F Plan and G/F Plan annexed hereto, and certified as to their accuracy by or on behalf of the Authorized Person. “Car Park Common Facilities” All those installations and facilities in connection with or ancillary to the Car Park Common Areas and/or otherwise, used in common by, or installed for the common benefit of, the Owners and occupiers of all the Car Parks and not for the exclusive use or benefit of the Owner or occupier of any particular Car Park or the Development as a whole and, without limiting the generality of the foregoing, including ramps, drop-bars, drains, manhole(s), channels, water mains (if any), sewers, gutters, watercourses, xxxxx (if any), pipes, pumps, salt and fresh water intakes (if any) and mains, wires and cables, firefighting and security installations and equipment, switches, meters, lighting, refuse disposal equipment and facilities, ventilation air duct and plant room, access barrier equipment, petrol interceptor and other apparatus, devices, equipment, systems and facilities of and in the Development within the Car Park Common Areas.
Car Park Common Areas means those parts of the Car Park intended for the common use and benefit of the Owners, occupiers and licensees of the Car Parking Spaces designated for the parking of motor vehicles or motor cycles belonging to the residents of the Residential Units and their bona fide guests, visitors or invitees and the occupiers and licensees of the Visitors’ Car Parking Spaces and the Residential Accessible Car Parking Spaces including, but not limited to, all accessory areas, circulation passages, vent shaft, pipe ducts, entrances, ramps, driveways, staircases, landings, fan rooms, shuttle lift lobbies and lift lobbies on Basement Floor, extra low voltage room, electric room and EV charging meter room, in so far as they are capable of being shown on plans, as shown for the purpose of identification only coloured Yellow on the plans (certified as to their accuracy by the Authorized Person) annexed hereto;
Car Park Common Areas means the whole of the Car Park except those parking spaces shown and delineated on the car park layout plan approved by the Building Authority which shall include but is not limited to the areas, passages, driveway and vehicular entrance leading to the Car Park (but shall exclude any Building Common Areas and Residential Common Areas). The Car Park Common Areas are for identification purpose only shown coloured Xxxx on the ground floor plan certified by the Authorized Person attached hereto.
Car Park Common Areas means all those areas or parts of the Land and the Development the right to the use of which is designated for the common use and benefit of the Car Parks and is not given by this Deed to the Owner of any individual Car Park and which include, without limiting the generality of the foregoing, driveway (excluding those forming part of the Development Common Areas or the Residential Common Areas) and electric vehicle charging meter room(s) but shall exclude the Development Common Areas and the Residential Common Areas. For the purpose of identification, the Car Park Common Areas are shown coloured Brown on the Basement Floor Plans certified as to their accuracy by or on behalf of the Authorized Person annexed hereto.
