All references in the Lease, as amended hereby, to Exhibit C, Rent Schedule shall be deemed to refer to the Second Amendment Revised Rent Schedule attached to this Amendment as Exhibit “A”.
Tenant shall pay, without offset, demand or counterclaim, as base rent (hereafter referred to as the "Base Rent") for each Lease Year the sums identified on the attached Exhibit C, Rent Schedule.
Variations: (A) The insurer is required to have an A.M. Best’s claims-paying or financial strength rating of “B+/X”; (B) Deductible cannot exceed $250,000 (more than 5% of loan amount); and (C) Rent loss and terrorism insurance are not expressly required by the lease.

C) Rent corresponding to motorcycle parking spaces: The LESSEE will pay the LESSOR the amount of FOUR THOUSAND TWO HUNDRED EUROS (€ 4,200) per year, as Rent of motorcycle parking spaces, payable by advance monthly payments in the amount of THREE HUNDRED AND FIFTY EUROS (€ 350), at a rate of thirty-five (35.00) €/place/month.
The Lessee shall not be entitled to recover Supplemental Rent in respect of the same amounts for which it has received C Rent.
Commencing on the Space C Rent Commencement Date, Tenant shall pay Base Rent and Additional Rent for Space C as set forth below.
