Bulk Building means a building with a minimum of eighteen (18) feet of clear interior height with dock level loading in which ten percent (10%) or less of the rentable area is devoted to office use. A "Distribution Building" means a building with a minimum of eighteen (18) feet of clear interior height with dock level loading in which more than ten percent (10%) of the rentable area is devoted to office space. An "Office Building" means a building with dropped ceilings, finished walls and floors and heating, ventilating and air conditioning which is used primarily for office purposes.
