Landlord hereby reserves the right, from time to time, to make Alterations to the Building, change the Building dimensions, erect additional stories thereon and attach other buildings and structures thereto, and to erect such scaffolding and other aids to construction as Landlord deems appropriate, and no such Alterations, changes, construction or erection shall constitute an eviction, constructive or otherwise, or permit Tenant any abatement of Rent or claim.

If such installation and/or use of the Roof Improvements by Tenant so interferes with any other tenant in the Building, Landlord reserves the right- to require Tenant to relocate the Roof Improvements, to another, part of the Building, change the frequency of the antenna or remove the same’ from the Roof Space., all of which, shall be at Tenant’s sole cost and/expense; Tenant shall not install more than, one (1) antenna:in the Roof Space.
Without the written consent of TGI (and under the supervision of the Site Manager), GCEH will not (a) remove any furniture, fixtures or other decorative property from the Building; (b) place any locks of any kind upon the doors or windows of the Building, change any existing locks upon the doors or windows of the Building; or (c) permit any of its employees or invitees to smoke inside the Building or on the Premises.
Should the total rentable square footage of the Building change for any reason whatsoever, the percentage set forth herein shall be subject to adjustment accordingly.
Nevertheless, in no event shall Landlord diminish any service, change the arrangement or location of the elevators serving the Demised Premises, make any change which shall diminish the area of the Demised Premises, make any change which shall interfere with access to the Demised Premises from and through the Building, change the character of the Building from that of a first-class office building or change the location of the entrances.
If such installation and/or use of the Roof Improvements by Tenant so interferes with any other existing tenant in the Building or any of Landlord’s existing use of the roof, Landlord reserves the right to require Tenant to relocate the Roof Improvements to another part of the Building or the Building, change the frequency of the satellite dish or antennas or remove the same from the Roof Space, all of which shall be at Tenant’s sole cost and expense.
Provided the Tenant is Ionis Pharmaceuticals, Inc., or an affiliate, and Tenant is operating for the Permitted Use, in no event shall Landlord take any action or permit any actions to be taken that may or will increase or decrease, modify, change or alter the zoning or entitlements of the Premises, alter the Building, change the site amenities, or add additional improvements without the express written consent of Tenant.
Further, Landlord’s consent to Tenant Alterations shall not be unreasonably withheld if the same do not affect the structure or exterior appearance of the Premises or the Building, change the general nature or character thereof, affect the mechanical, life/safety or other common utilities or facilities maintained by the Landlord in the Building or require Landlord to make any alterations or additions to the Building.
Further, Landlord’s consent to any other Tenant Alterations shall not be unreasonably withheld if the same do not affect the structure or exterior appearance of the Premises or the Building, change the general nature or character thereof, affect the mechanical, life/safety or other common utilities or facilities maintained by the Landlord in the Building or require Landlord to make any alterations or additions to the Building.
