Base HVAC System definition

Base HVAC System means the HVAC system for the Building, including the Building cooling towers, pumps and associated risers and equipment, ventilation systems and heating systems providing air-conditioning, ventilation and heat for the Premises, the Building common Areas and other leased or leasable space in the Building; it being agreed that any supplemental HVAC systems in the Building by or for any individual tenants (including Tenant) or occupants of the Building shall not be part of the Base HVAC System.
Base HVAC System means the HVAC System for the Building described in the Base Building Criteria.

Examples of Base HVAC System in a sentence

  • Tenant shall keep entirely unobstructed all of the vents, intakes, outlets and grilles, at all times and shall comply with and observe all reasonable regulations and requirements prescribed by Landlord for the proper functioning of the Base HVAC System in accordance with the provisions of Article 26 hereof.

  • Tenant understands that if the demand load exceeds the Office Space Electrical Capacity (not including any Additional Office Space Electrical Capacity) on any floor that the Base HVAC System will not be able to perform within the Base HVAC Specifications.

  • Landlord (a) represents that there are MERV 14 filters for the Base HVAC System serving the Premises and MERV 8 filtration on pre-filters and (b) agrees to replace such filters in a prudent fashion that is consistent with the standards of Comparable Buildings.
