  • The Base Development Fee shall be payable as follows: 30% of the Base Development Fee shall be payable within 30 days following the date that Owner acquires the Land and the remaining 70% of the Base Development Fee shall be payable in 26 equal monthly installments commencing on the first day of the Construction Period and continuing on the first day of each succeeding calendar month thereafter.

  • All funds for the fulfillment of Development Manager’s duties and obligations under this Agreement with respect to the Projects (other than those duties and obligations to be paid for by Development Manager from the Base Development Fee, including those listed on Schedule “4.1.1”) shall be Owner’s responsibility and shall be advanced from the applicable “Operating Account” (as hereinafter defined).
