Assignment Premium definition

Assignment Premium means all sums paid to Tenant by the assignee for (or by reason of) the assignment, excluding any amounts received by Tenant for, or attributable to, any other property (valued at the lesser of the amount received by Tenant or fair market value) of Tenant transferred in connection with the assignment, less: (a) commissions actually paid by Tenant to a licensed real estate broker to procure the assignment; (b) the actual cost of any alteration, addition, improvement, repair, construction or modification made to the assigned premises for the benefit of the assignee; (c) reasonable market concessions given to procure the assignment; and (d) the amount of Rent paid by Tenant during any vacancy period between Tenant’s occupancy and the effective date of the assignment, up to a maximum of forty-five (45) days. Tenant shall pay to Landlord any amounts due as a result of any Assignment Premium as and when they are received by Tenant.

Examples of Assignment Premium in a sentence

  • Anyone so assigned is entitled to receive a five percent (5%) Temporary Assignment Premium (TAP) after the third regular, consecutive shift of said assignment.

  • The Assignment Premium will be on an event-by-event basis for the actual time spent training.

  • Employees who are routinely and consistently assigned to the detective or investigative division or the following intelligence duties: Santa Clara County Special Enforcement Team (SCCSET), School Resource Officer (SRO), Regional Auto Theft Task Force (RATTF) shall receive a 5% of base pay as Special Assignment Premium.

  • Employees who are routinely and consistently assigned to handle, train and board a canine shall receive a 5% of base pay as Special Assignment Premium.

  • Employees who are routinely and consistently assigned to operate and/or patrol on a motorcycle shall receive 5% of base pay as Special Assignment Premium.

  • This “acting” pay described in this section shall in addition to ADC Assignment Premium Pay.

  • Employees who are routinely and consistently assigned to provide support for the police chief and command staff in the operation of the police department shall receive a 5% of base payas Special Assignment Premium.

  • A temporary assignment to a higher class pursuant to this Section 6.11 does not include the Deputy Public Defender III Temporary Assignment Premium Pay described in Section 6.18 below.

  • The Sheriff has unfettered discretion to assign an employee to, or reassign an employee from an assignment which is eligible to receive an Assignment Premium.

  • This Fire Prevention Inspector Premium will be reported to CalPERS as Fire Prevention Assignment Premium.

Related to Assignment Premium

  • Prepayment Premium means, with respect to the Mortgage Loan, any prepayment premium, spread maintenance premium, yield maintenance premium or similar fee required to be paid in connection with a prepayment of the Mortgage Loan pursuant to the Mortgage Loan Documents, including any exit fee.

  • Assignment Amount with respect to a Bank Investor shall mean at any time an amount equal to the lesser of (i) such Bank Investor's Pro Rata Share of the Net Investment at such time and (ii) such Bank Investor's unused Commitment.

  • Assignment of Lease means the Assignment of Lease to be executed by the Seller and the Purchaser at the Closing with respect to each parcel of Leased Real Property listed on Section 3.14(b) of the Disclosure Schedule, substantially in the form of Exhibit 1.01(b).
