Area W1 definition
Area W1 and "Area W2" as shown on Exhibit B hereto) shall be used solely for warehouse and storage use, and therefore solely with regard to allocation of the cost of Utilities, Sublessee's share shall be fifty-one percent (51%) of the costs incurred by Sublessor for all Utilities set forth in Article 16 of the Master Lease, which amount shall be payable by Sublessee to Sublessor as Additional Rent. Sublessor agrees that heating and air conditioning shall not be provided to Area W1 and Area W2 without prior written notice to Sublessee. In the event Sublessor desires to: (a) change the use of Area W1 or Area W2 to any other use other than warehouse and storage use or (b) provide heating or air conditioning to Area W1 or W2, then Sublessor shall provide prior written notice to Sublessee, in which event Sublessor and Sublessee shall agree to an equitable allocation of the cost of Utilities.
