Approved Subtenant. Any Person party to an Approved Sublease as the subtenant..
Approved Subtenant means a person approved by the Landlord;
Approved Subtenant shall have the meaning ascribed to it in Clause 3.20.4.

  • If Master Tenant desires to effect a transfer (other than to the Approved Subtenant or in compliance with Section 13.1 above), then Master Tenant must deliver written notice of such intent to Landlord, together with a copy of the proposed instrument of assignment or sublease, at least 15 days prior to the proposed Transfer date.

  • Except as otherwise provided herein, in the event that the Master Tenant or Approved Subtenant fails to make the repairs or replacements promptly as required herein, Landlord may, at Landlord’s sole option, after notice to Master Tenant and the expiration of 60 days without cure or commencement of cure or remedy by Master Tenant, declare same as a Master Tenant Event of Default hereunder.

  • Landlord agrees to promptly provide a true, correct and complete copy to Master Tenant of any and all notices received by Landlord from the Fee Mortgagee or with respect to the Fee Loan Documents, from the Approved Subtenant or with respect to the Approved Sublease, or otherwise with respect to the Premises.

  • Landlord will assign any such compensation to the Approved Subtenant, if required by the Approved Sublease.

  • All repairs and replacements must be made by Master Tenant or Approved Subtenant on or before the deadline for such repairs and replacements under the Approved Sublease, if applicable, to the extent such repairs are capable of being made within such period of time.

More Definitions of Approved Subtenant

Approved Subtenant means a subtenant that has been approved to sublease the Premises (or a portion thereof) pursuant to the terms of Article 13, above, and who continually occupies at least fifty percent (50%) of the rentable square footage of the Premises.
Approved Subtenant means any sub-sublessee or any sub-sub-sublessee of the Kiel Property approved by the Authority in writing (including the Master Tenant and the Operator) and who has entered into a sub-sublease or sub-sub-sublease of the Kiel Property on terms and conditions which have been approved in writing by the Authority. Approved Subtenant shall also mean any sublessee of the Kiel Property permitted without the consent of the Authority pursuant to Section 11.06.

In addition, Sublandlord shall comply with all of its obligations as “Tenant” under the Master Lease except to the extent that any such obligation is the obligation of Subtenant pursuant to the terms of this Sublease. Notwithstanding any other term or provision of this Sublease, the liability of Subtenant to Sublandlord for any default in Subtenant’s obligations under this Sublease shall be limited to actual, direct damages, and under no circumstances shall Sublandlord, its partners, members, shareholders, directors, agents, officers, employees, contractors, sublessees, successors and/or assigns be entitled to recover from Subtenant (or otherwise be indemnified by Subtenant) for lost revenues, lost profit or other consequential, special or punitive damages arising in connection with this Sublease for any reason, except for any breach by Subtenant under Section 12 of the Master Lease. Notwithstanding any other term or provision of this Sublease, no personal liability shall at any time be asserted or enforceable against Subtenant’s shareholders, directors, officers, or partners on account of any of Subtenant’s obligations or actions under this Sublease.
