Tenant will pay Landlord the HVAC After Hours Charge (as defined in the Basic Lease Provisions) for HVAC beyond the Building Hours.
The HVAC After Hours Charge is subject to increase from time to time to reflect the increase in the cost of providing such after hours HVAC service.
The After- Hours Charge will be applied when services are provided “outside of regular business hours” which is defined as 5:00 P.M. to 8:00 A.M Central Prevailing Time Monday through Friday and all hours on Saturday, Sunday, and Holidays.
The After Hours Charge shall be paid by Tenant with the installment of Basic Rent next coming due following Tenant’s use of such after hours services.

In such event, Subtenant shall pay to Sublandlord an "After Hours Charge" for such HVAC services provided at times other than as indicated in Subsection (a) hereinabove, in accordance with Section 4 (f) of this Sublease.
The After Hours Charge shall be as follows: $25 per hour during the first five years of the Lease Term; the lesser of $30 per hour or the Building promulgated per hour rate for overtime HVAC then in effect during the next five years of the Lease Term; and during any renewal Lease Term, a per hour charge not in excess of market charges for comparable buildings in Boca Raton, Florida.
Notwithstanding anything herein to the contrary, during the summer season of each Lease Year during the Term, the HVAC After Hours Charge shall be reduced to $20.00 per hour per zone, subject to section 17b of the Lease for the first 120 hours of after hours air conditioning requested by Tenant.
The current After Hours Charge is Twenty-Seven and 00/100 Dollars ($27.00) per hour per zone, which rate Landlord may increase only due to actual increases in Landlord’s maintenance or utility costs.
