It is not intended to create a tenancy or any interest in the Premises save a bare licence of the Premises with rights in relation to the Galleries, the Compound, the Gin Yard, the Additional Rooms and the Accessway, and the Council remain at liberty to use the Premises, the Compound, the Gin Yard, the Additional Rooms and the Accessway, in any way which does not materially affect the Permitted Use.
Notwithstanding anything to the contrary in this Agreement, on the Opening Date, Operator shall have no obligations with respect to the Additional Rooms.
All materials and machinery stored and used on the Premises, the Compound, the Gin Yard, the Additional Rooms and the Accessway, (unless otherwise so specified in the Inventories) are the property and responsibility of the Licensee.
As the Project is developed, Owner will keep Operator reasonably informed of the progress of the Project and the projected date on which the Additional Rooms will be available for occupancy.
Property may also make Additional Rooms (beyond the 10% or 2 rooms) available for booking through the System at its full discretion.
