Subject to the provisions of this ▇▇▇▇▇▇▇▇▇ ▇▇, ▇▇▇▇▇▇, its employees, agents, contractors and invitees shall have, at no additional Rent the non-exclusive right to use the common driveways and truck court areas located in the Outside Area and Additional Parking Area, subject to the parking rights and rights of ingress and egress of other occupants.
Upon creation of the Additional Parking Area, the same shall be included in Subtenant’s Parking Area.
Developer agrees to hire an Operational 959 Subcontractor to manage the areas identified as the Additional Parking Area and to collect the 960 Fees related thereto.

During the Term, the Authority and the City shall have the right to own, construct, and operate any Additional Parking Area Assets; provided; however, that, the Authority and the City shall not operate (nor take any action to cause the operation of) any shuttle services between any Additional Parking Area Assets and the Competing Parking Area.
Both the Building Parking Garage and Additional Parking Area shall be available for use 24 hours a day.
Tenant has received and reviewed a copy of the CC&R's and understands that the owner of the Additional Parking Area has the right to develop such land, and if it chooses to do so, such owner may relocate the parking spaces located thereon to another location while such owner constructs a parking facility on the Additional 23 Parking Area, provided that the parking alternative is acceptable to Landlord.
