ADDITIONAL RENT Tenant shall be responsible for its proportional share of the operating expenses of the Premises including but not limited to common area maintenance, common utilities, insurance, property taxes, electric janitorial, HVAC service and repair (“Additional Rent”) subject to customary amortization of capital and similar expenses. Additional Rent charges are estimated at $12.50 per square foot for 2022.
