JOHN F. POWER, JOHN NILES and LOUIS H. HAMEL, JR., Trustees of KNH REALTY TRUST under Declaration of Trust dated January 29, 1981 and recorded with Suffolk County Registry of Deeds at Book 9664, Page 114, as from time to time amended (hereinafter referred to as "Landlord"), hereby leases unto Tenant the Leased Area (hereinafter referred to as the "Premises") to be contained in the Building (hereinafter referred to as the "Building") known and numbered as 155 Federal Street, Boston, Massachusetts, substantially as shown on the plan attached hereto as Exhibit A and made a part hereof, provided, however, that Landlord excepts and reserves from said Premises and to Landlord all hallways, stairways, shaftways, mechanical areas, and elevators serving other parts of said Building together with the right to maintain, use, repair and replace pipes, ducts, wires, meters and any other equipment, machinery, apparatus and fixtures located in said Premises and serving other parts of said Building.
