THIS LEASE, is made and entered into this 1st Day of July, 2007, by and between FLAGSHIP ENTERPRISE CENTER, INC., an Indiana not-for-profit corporation (hereinafter called "Landlord"), and ALTAIR Nanotechnologies, a Nevada Corporation (hereinafter called "Tenant").
