In consideration of the mutual promises and agreements set forth in the Lease, Landlord and Tenant agree as follows: WHEREAS, Tenant is currently and has since 1993 been a tenant of Landlord pursuant to the terms of an Office Lease dated July 1, 1993 (the "Office Lease") for certain premises of that certain building known as Starbucks Center.
