For good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the Mortgagor as beneficial owner grants, bargains, sells, aliens, releases, conveys and confirms unto the Mortgagee, its successors and assigns forever, as security for payment of the Debt, the aggregate balance of which (exclusive of Interest and any other charges payable under this Mortgage at any given time) shall not exceed the Principal Amount (as hereinafter provided) in relation to this Mortgage, a charge over the Property, as described in Schedule “A”.
