Window Covering. All window covering shall be provided by Landlord as Building Standard Improvements. Tenant shall not place or maintain any window covering, blinds or drapes (other than those supplied by Landlord) on any exterior window without Landlord’s prior written approval which Landlord shall have the right to grant or withhold in its reasonable discretion. Tenant shall comply with Landlord’s Building-standard requirements (which Landlord shall provide upon request) for lighting all portions of the Leased Premises that are visible from the exterior. Tenant acknowledges that breach of this Section 3.03 will directly and adversely affect the exterior appearance of the Building.

Window Covering. Lessor shall furnish and install window coverings on all exterior windows to maintain a uniform exterior appearance. Lessee shall not remove or replace these window coverings or install any other window covering which would affect the exterior appearance of the building. Lessee may install lined or unlined over draperies in the interior sides of he Lessor furnished window coverings for interior appearance or to reduce light transmission, provided such over draperies do not affect the exterior appearance of the building or affect the operation of the building's heating, ventilating and air conditioning systems.
