Utility Services Management. 2.14.1. The Landlord is to make The Agent aware if there is an over-use of any inclusive limits on service usage if the property is let inclusive of bills. 2.14.2. If at the end of the tenancy there is still an overspend situation (eg the tenants have not remained within their usage cap) The Agent will process the overspend limit as a deposit charge. 2.14.3. In order to process this deposit charge The Agent will require proof of utility bills and The Landlord's calculations as per clause 3.

In accordance to the quaterly inspections The Landlord must notify The Agent of any utility overspends by the tenants within a reasonable timescale. 2.14.3. If at the end of the tenancy there is still an overspend situation (eg the tenants have not remained within their usage cap) The Agent will process the overspend limit as a deposit charge. 2.14.4. In order to process this deposit charge The Agent will require proof of utility bills and The Landlord's calculations as per clause 3.30. 2.14.5. If a visit for additional meter reads or meter top ups is requested by The Client this will be chargeable as per 6.4.3 and 6.4.7. 2.14.6. If the overspend is likely to exceed the deposit The Agent can assist the landlord in raising an immediately payable charge. The cost for this is as per clause 6.4.9
