Use of Additional Areas. The use and occupation by the Tenant of the Leased Premises shall include the non exclusive use in common with others entitled thereto of the common areas, employees' parking areas, access and egress, service roads, malls, loading facilities, sidewalks and customer oar parking areas as such common areas now exist or as such common areas may hereafter be constructed, and other facilities as may be designated from time to time by the Landlord subject, however to the terms " conditions of this Lease and to reasonable and non-discriminatory rules and regulations for the use thereof as proscribed from time to time by the Landlord.
