Common use of Usable Area Clause in Contracts

Usable Area. Usable Area" is computed (i) with respect to multi- tenant floors, by measuring to the finished surface of the Premises side of the corridor and other permanent walls, to the center of partitions that separate the Premises from adjoining Usable Areas, and to the inside finished surface of the dominant portion of the permanent outer building walls, and (ii) with respect to single tenant floors, by measuring to the inside finished surface of the dominant portion of the permanent outer building walls, excluding major vertical penetrations of the floor. Deductions are not made for columns and projections necessary to the building.
