Common use of Total Taking - Termination Clause in Contracts

Total Taking - Termination. If the entire Premises are taken or so transferred, this Lease and all of the right, title and interest of Tenant hereunder shall cease on the date title to such land so taken or transferred vests in the condemning authority. In such event, all Rent and other charges payable by Tenant to Landlord hereunder attributable to the Premises, or portion thereof taken, shall be paid by Tenant up to and prorated through the date title vests in the condemning authority.
