TO EXTEND TERM. Landlord hereby grants to Tenant two (2) option(s) [the "Option(s)"] to extend the Lease Term for additional term(s) of one (1) year each [the "Extension(s)"], on the same terms, conditions and covenants set forth in the Lease Agreement, except as provided below. Each Option shall be exercised only by written notice delivered to the Landlord at least one hundred twenty (120) days before the expiration of the Least Term or the preceding Extension of the Lease Term. If Tenant fails to deliver Landlord written notice of the exercise of an Option within the prescribed time period, such Option and any succeeding Options shall lapse, and there shall be no further right to extend the Lease Term. Each Option shall be exercisable by Tenant on the express condition that at the time of the exercise, and at all times prior to the commencement of such Extension(s), Tenant shall not be in default under any of the provisions of this Lease. The foregoing Option(s) are personal to Tenant and may not be exercised by any assignee or subtenant.
TO EXTEND TERM. Providing that Tenant is not in default under any of the terms, covenants, and conditions of its Lease Agreement, Landlord hereby grants Tenant the optional right(s) to extend the terms of this Lease for one (1) successive period(s) of five (5) years as follows: Each period added to the term of this Lease by exercise of an option shall be called an "Extended Term." TO EXTEND TERM.
