TITLE DEED. The Premises are to be conveyed by a good and sufficient quitclaim deed running to the Buyer or to the nominee designated by the Buyer by written notice to the Seller at least seven days before the deed is to be delivered as herein provided, and said deed shall convey a good and clear record and marketable title thereto, free from encumbrances, except: (a) Provisions of existing building and zoning laws; (b) Provisions of M.G.L. c. 183A; (c) Provisions of the Master Deed for the ▇▇▇▇▇ ▇▇▇▇▇ By the Beach Condominium recorded in said Registry in Book 37955, Page 35, and the Declaration of Trust for the ▇▇▇▇▇ ▇▇▇▇▇ By the Beach Condominium Trust recorded in said Registry in Book 37955, Page 51 (collectively, with any by-laws and/or rules and regulations promulgated thereunder and/or plans recorded therewith, the “Condominium Documents”) (d) Such taxes for the then current fiscal year as are not due and payable on the date of the delivery of such deed; (e) Any liens for municipal betterments assessed after the date of this Agreement that do not exceed 0.5% of the purchase price; and (f) Any easement, restriction, or agreement of record presently in force and applicable which does not interfere with the reasonable use of the Premises as a residential condominium unit.

(d) The provisions of the purchase price; andAct and the Condominium Documents including without limitation all obligations of the unit owners to pay a proportionate share of the common expenses of the Condominium;
(e) All restrictions, easements and encumbrances referred to in the Condominium Documents;
(f) Any easementEasements, restrictionrestrictions and reservations of record, if any, so long as the same do not prohibit or agreement of record presently in force and applicable which does not materially interfere with the reasonable current use of the Premises said premises as a residential condominium unit, including, but not limited to Easement recorded with said Deeds, Book , Page ;
(g) Notice of Four Affordable Units at ▇▇▇ ▇▇▇▇▇▇▇ ▇▇▇▇▇▇, Cambridge, MA Under inclusionary Zoning recoded with said Deed, Book 69759, Page 427.
(h) Master Inclusionary Zoning Affordable Housing Covenant, recorded with said Deeds, Book 69759, Page 432.
