THE LICENSED PREMISES. The Flat bearing no. , in ‘ ’ Wing, admeasuring Sq. Ft. Built-Up area, situated on the Floor, in the building known as “ ” which building is situated, lying and being on within the District Mumbai Suburban within the limits of the Municipal Corporation Of Greater Mumbai and in the Registration District of Mumbai Suburban District, at , Mumbai – 400 0 along-with the furniture and fixtures listed at Schedule I hereto. The aforesaid premise is to be used as Residential premises. The LICENSOR are also owners of the car parking at the said premises. The LICENSEE is also permitted the use of the said car parking lot during the LICENSED PERIOD.
THE LICENSED PREMISES. In consideration of the covenants and agreements hereinafter contained, to be kept and performed by FV (including but not limited to, the fees to be paid hereunder), Hercules grants to FV the license and privilege of using the premises set forth on Exhibit B (the “Licensed Premises”). The License shall include the right to use the driveways, parking lots, washroom facilities, office equipment, furniture and fixtures, and other similar amenities at the Licensed Premises. The Licensed Premises shall be used solely by FV for operating the Acquired Business, and shall include offices (furnished by Hercules in accordance with Hercules’ normal standards) and work space for FV's employees, contractors and invitees . It is agreed that nothing herein shall be construed to prevent Hercules, its employees, representatives and/or agents from entering upon and working in the Licensed Premises to provide the Services; provided that (i) the provision of the Services does not unreasonably disturb the operations of FV, and (ii) Hercules and its affiliates will not be denied, delayed or impeded from using the Licensed Premises for Hercules’ other businesses operating at the Licensed Premises, provided that such use is in a manner consistent with and to the extent of the Hercules’ practices as of the Effective Date. FV's use of space in any Licensed Premises shall at all times during the Term be in compliance with the applicable lease for such Licensed Premises (subject to Hercules providing FV with notice of the applicable terms on or before the Effective Date), and in compliance with all applicable laws, rules, regulations, codes, and ordinances, and Hercules’ safety procedures.
THE LICENSED PREMISES. The Premises bearing no. B-101 TO B-104 totally admeasuring 33,125 SQ. FT. BUILT UP AREA, situated on the FIRST FLOOR of the Building known as "DELPHI" in the "B" WING, situate and lying on C.F.S. NUMBER 12/1-12/4, SECTOR III of VILLAGE POWAI in the Registration District of Mumbai suburban lying being at Hiranandani Business Park, Powai, Mumbai - 400 076 (which area is identified and shown in red colour boundary line in the plan there of attached here with as ANNEXURE "A") together with THIRTY-FIVE (35) number of car parking, minimum 5 nos of bus parking and more particularly shown in the plan thereof attached herewith and marked in red colour in ANNEXURE "B". Incase if the LICENSEE requires any additional car park/s, same will be at the cost of Rs.500/- per car parking per month, subject to availability and at such a space as allocated by the LICENSOR.
THE LICENSED PREMISES. The said Premises comprises of the following area admeasuring (a) 23,500 sq. ft. chargeable area i.e. 17,625 sq. ft. carpet area of the Ground floor (b) 27108 sq. ft. chargeable area i.e.20331 sq. ft. carpet area out of which 9000 sqft closed terrace of the First floor of Techweb Centre, New Link Road, Oshiwara, (the aggregate area of the ground and the first floor admeasuring 50,608 sq.ft. chargeable area) along with 40 car parks and additional 5 car parks on chargeable basis subject to availability of the additional car parks.
