Common use of Termination, Cancellation, Surrender Clause in Contracts

Termination, Cancellation, Surrender. At the Expiration Date or earlier termination of this Lease, Tenant shall surrender the Premises to Landlord free of any and all Hazardous Substances which have been placed on, in or about the Premises by Tenant or Tenant's agents, and in compliance with all Environmental Laws. Landlord may at Landlord's expense at the end of the term, order a clean-site certification, environmental audit or site assessment with respect to the Premises the cost of which shall be reimbursed by Tenant to Landlord in the event such environmental audit reflects a violation of this Section 39 by Tenant.
