Common use of TENANT’S INITIAL CONSTRUCTION Clause in Contracts

TENANT’S INITIAL CONSTRUCTION. Tenant at Tenant’s expense, subject to payment of the Improvement Allowance and the Space Planning Allowance in accordance with Exhibit B attached hereto, shall perform all Tenant Work considered necessary or desirable by Tenant to make the Premises ready for Tenant’s occupancy (“Tenant’s Initial Construction”) in accordance with the provisions of Exhibit B. Any portion of the Improvement Allowance that is not disbursed to Tenant within nine (9) months of the Term Commencement Date shall be applied towards Tenant’s Annual Fixed Rent obligation hereunder.
