The Telecommunications Installations clause defines the requirements and standards for installing telecommunications infrastructure within a property or project. Telecommunications Installations. Neither Tenant nor its contractors, representatives, or service providers shall, without Landlord's prior written consent, install, maintain, operate, alter, repair, or replace any wire, line, cable, conduit, antenna, satellite dish, or other facilities or equipment for use in connection with any telephone, television, telecommunications, computer, Internet, or other communications or electronic systems, services, or equipment (which systems, services, and equipment are referred to collectively as Telecommunications Equipment) in, on, or about the Project or the roof or exterior walls of the Project, except for installations or alterations wholly within the Premises in accordance with sections 12.1-12.6.

Telecommunications Installations. Landlord shall permit Tenant reasonable use of, and access to, the telephone and telecommunications closets of Building serving the Premises, as well as the plenum areas above the finished or hung ceiling in the Premises for the purpose of running wiring, cabling, conduit and similar items, as may be convenient for Tenant's use and installation of communications systems in the Premises, subject to Tenant's compliance with all applicable provisions of this Lease, including, without limitation, Section 5.12 below, and with all reasonable requirements of Landlord in connection with the use of, and access to, the same. Notwithstanding Section 2.2 above, Landlord agrees to permit Verizon, Comcast, XO and Light Tower to have access to the Premises and the Building at no additional charge for the purposes of providing telecommunications service to Tenant. Further, Landlord will not unreasonably withheld, condition or delay its approval of any other telecommunications provided designated by Tenant to service the Premises, so long as such provider is not utilizing the Site to provide service to third parties other than Tenant.
Telecommunications Installations. The telecommunications facilities are operational, function within their technical and physical parameters, comply with current regulations, and have preventive maintenance. There is no evidence of wear and tear or deterioration that may be manifested by: breaks or perforation of gutters or pipes, dampness in ducts, damage and defects in cabling, missing parts, breaks or cracks in gutters, among others.
