SEVERABILITY AND VALIDITY. A determination that any clause or provision of this Lease is illegal, invalid or unenforceable under present or future laws will not affect the remainder of this Lease. If for any reason the Lease shall be held by a court of competent jurisdiction void, voidable, or unenforceable by the Landlord or by Tenant, or if for any reason it is held by such a court that any of the covenants and agreements of Tenant hereunder, including the covenant to pay Rent hereunder, is unenforceable for the full Term, then and in such event for and in consideration of the right of Tenant to possess, occupy and use the Building, which right in such event is hereby granted, the Lease shall thereupon become and shall be deemed to be a lease from year to year under which the Rent payments herein specified will be paid by Tenant.
