SERVICE CHARGES; INTEREST. If Lessee shall fail to make any payment required by this Lease within 10 days of the due date thereof, Lessee shall pay to Lessor a service charge of 10% of the amount due or $20.00, whichever is greater; provided, however, that not more than one such service charge shall be made on any delinquent payment, regardless of the length of the delinquency.
