Returning Servicing Fee. If Borrower shall make payment in full of all obligations under the Loan and/or Loan Documents within eleven (11) months from the Closing Date, Lender will return to Borrower any unused amounts upon such final payment in full of all obligations owed under the Loan and/or the Loan Documents provided that there are no outstanding obligations under the Loan which remain secured pursuant to Section 2.5.3(b) below.
