Reserves for future expenditures. Landlord shall not collect or be entitled to collect Operating Costs from Tenant in an amount which is in excess of Tenant's Proportionate Share of the Operating Costs actually paid by Landlord. Landlord shall make no profit from Landlord's collections of such Operating Costs, and Landlord shall not "double recover" any Operating Costs.
