Repainting. Tenant shall repaint the exterior of the Building to the standard colors then in use by Landlord for the Industrial Center. This Exhibit (Exhibit E) is dated December , 2010, for the reference purposes only and is made between Willow Park Holding Company II, L.P., a Delaware limited partnership (“Landlord”), and Pacific Biosciences of California, Inc., a Delaware corporation dba Pac Bio, Inc. (“Tenant”), to be a part of that certain Lease (the “Lease”) concerning certain premises more commonly known as 1003 – ▇▇▇▇ ▇▇▇▇▇▇▇▇ ▇▇▇▇▇▇, Menlo Park, California (the “Premises”). The terms, conditions and provisions of this Exhibit E are hereby incorporated into and are made a part of the Lease. Any capitalized terms used herein and not otherwise defined herein shall have the meaning ascribed to such terms as set forth in the Lease.
1. No advertisement, picture or sign of any sort shall be displayed on or outside the Premises or the Building without the prior written consent of Landlord. Landlord shall have the right to remove any such unapproved item without notice and at Tenant’s expense.
2. Tenant shall not regularly park motor vehicles (other than Tenant’s company owned or leased vehicles) in designated parking areas after the conclusion of normal daily business activity.
3. Tenant shall not use any method of heating or air conditioning other than that supplied by Landlord without the prior written consent of Landlord.
4. All window coverings installed by Tenant and visible from the outside of the Building require the prior written approval of Landlord.
5. Tenant shall not use, keep or permit to be used or kept any foul or noxious gas or substance or any flammable or combustible materials on or around the Premises, the Building or the Industrial Center, except as consented to by Landlord in writing as set forth in Paragraph 6 of the Lease.
6. Tenant shall not alter any lock or install any new exterior locks or bolts on any door at the Premises without providing Landlord with a duplicate key for such locks promptly following installation.
7. Tenant may make up to ten (10) duplicate keys without the prior consent of Landlord.
8. Tenant shall park motor vehicles in those general parking areas as designated by Landlord except for loading and unloading. During those periods of loading and unloading, Tenant shall not unreasonably interfere with traffic flow within the Industrial Center and loading and unloading areas of other Tenants.

Repainting. The Contractor shall repaint individual ▇▇▇▇▇, as directed by the Department. The repainting shall be in the manner of the ▇▇▇▇▇ currently on site. Line 12 shall be on a per well basis.
Repainting. LESSEE shall repaint or re-stain all interiors and exteriors of buildings and structures, which have painted or stained surfaces at least once during the initial term of the lease and at least once during any extension of the initial term.

4. Paint shall be applied per the manufacturer's instructions. The paint finish shall be glossy and free of flaws, runs, and sags or orange peel texture.
5. The Contractor shall show through a standard paint adhesive tape pull test (ASTM D3359-08) that the Contractor’s paint work is correctly adhered to the Streetcar.
6. The roof canvas shall be painted with color-matched exterior grade elastomeric paint.
7. The SFMTA will supply the appropriate decals and clear laminate overlay to the Contractor. The Contractor shall install the decals and laminate to the OEM specifications.
