Buyer has not entered into any written agreement with any broker relating to the sale or purchase of the Property contemplated hereby. The Texas Real Estate Licensing Act requires the real estate agent to advise Buyer that it should have an attorney examine an abstract of title to the property being purchased or a title policy should be obtained. Notice to that effect is therefore given to the Buyer.
